Each home site is at least one acre and range up to 10 acres. All home sites are heavily wooded. |

| How long do I have to build once I have purchased a home site? |
|
Once a home site has been purchased there is a 4-1/2 year time period in which to build. This excludes the luxury patio home section in which there is a one year time period to build. |

| Is the developer also the exclusive homebuilder within the development? |
|
No, the developer is not building homes within the development. There is a list of approved builders in which to choose from. If your potential builder is not on the list, you may submit him/her for approval by the ACC. | Are utilities provided to the home sites? |
|
Yes, all infrastructure in the first phases are complete with water (Wellborn Water 979-690-9799) and electricity (Bryan Texas Utilities 979-821-5700) being delivered to each lot. Satellite is required for television and internet service at this time. An aerobic septic system is also required for sewer, with the exception of the luxury patio homes, which will have public sewer service. |

| Is the development managed by a Home Owners Association (HOA)? |
|

| What are the current HOA dues? |
|
Currently the HOA dues are $60 a month for an unimproved property and $80 a month for an improved property. An $18 garbage service will also be assessed once garbage service has been established. Due amounts are subject to change and it is suggested to contact the sales office or HOA manager for current dues. |

| What privileges do I receive for the dues paid? |
|
You will receive exclusive home site owner access to the lake, pool, tennis courts, playgrounds, recreation center, hiking and equestrian trails. The dues paid are dedicated to preserving and maintaining these amenities, in addition to other common areas and physical property, equipment, lighting, common utilities, community finance/accounting, and maintaining the necessary insurance coverage. |

| Are there any homes already built in the development? |
|
Yes, as of November of 2006, approximately 65 homes have been approved for construction, out of approximately 140 lots that have been purchased by future residents. |

| What are the prices of the remaining lots? |
|
Prices range from $69,000 to $235,000. The interactive map on the Master Plan button reflects prices and availability of existing home sites. Heavily-wooded lots are currently available in Phase 1, 4, 8. Patio home lots are available in our exciting new development, "The Settlement." |

| What is the construction time-line on the pool, tennis courts, Rec Center and lake? |
|
The Pool and Bathhouse are now complete, and available for use by residents and their guests. The Tennis Courts have also been completed. The Rec center is currently in the design phase, and is scheduled to open in 2007. It will include a workout room, indoor gathering room and large outdoor pavilion. Construction on Lake Arapaho is complete, and the heavy rains of October 2006 have filled the lake to within a few feet of its capacity. |

| What recreational vehicles are allowed on the lake and around the development? |
|
Only boats with battery-operated trolling motors, or canoes/kayaks will be allowed on the lake. In an effort to maintain environmental standards, gasoline powered engines are not allowed. Four-wheelers are not allowed on trails within the development, with the exception of Indian Lakes work crews doing maintenance on the trail systems. Several area four-wheeler parks are available for recreational riding. |

| How much in earnest money is required to reserve a lot? |
|
The required earnest money on each lot is 5% of the purchase price. After a reservation has been made, you will have 60 days to go to closing. If for any reason, you need to withdrawal your reservation, the full earnest money will be returned as long as it is withdrawn within fifteen days of the actual closing date. |

| Is there an approval process for building homes? |
|
Yes, any structure being built must be approved by the ACC committee along with intended clearing and landscaping. |
